Vantage, Waggener Farm and Farmstead

Vantage, Waggener Farm and Farmstead represent the current build-out era. Builder incentives, future phases, district taxes and planned amenities should be included when comparing resale with new construction.

Heron Lakes and TPC Colorado

Heron Lakes/TPC Colorado is a separate luxury and golf-oriented market with custom or semi-custom homes, premium views and reservoir/golf positioning. Course frontage, architecture, lot and amenity obligations create a comparable set distinct from conventional Berthoud subdivisions.

Berthoud-address acreage and agricultural-edge property can involve wells, septic, irrigation, outbuildings, livestock, private or county roads and different jurisdictions. Those homes should never be valued from subdivision medians alone.

Growth is still changing the town edge

Farmstead, River Trails and other active projects mean current undeveloped land may be future housing or infrastructure. Buyers should verify present approvals and phasing when location depends on an open edge.
