Commerce City, Colorado Real Estate Guide

Commerce City contains two major housing environments inside one municipality: historic south Commerce City and the much newer master-planned communities of the north.

What makes Commerce City different

Commerce City should be analyzed as two distinct real-estate geographies. The historic south side reflects older industrial and postwar development, while the northern city is dominated by 2000s–2020s master-planned suburbia, larger homes, HOAs and metro districts.

Housing and neighborhood character

South Commerce City includes Derby, Adams City, Rose Hill and other older neighborhoods with smaller lots, older detached homes and industrial history. North Commerce City includes Fronterra, Reunion, Turnberry and Buffalo Run, where newer detached homes, community amenities and district structures are common.

Neighborhood and housing environments

Commerce City is one of the clearest examples in Metro Denver of a municipality containing two fundamentally different housing markets. South Commerce City is older, more urban-industrial and condition-driven; north Commerce City is newer, master-planned and heavily shaped by HOAs, metro districts and builder competition.

Derby

Derby is one of the city's older residential areas, with smaller detached homes, mature lots and close proximity to commercial and industrial land uses. Condition, adjacent use, renovation history and street-by-street context can matter more than broad city averages.

Adams City

Adams City and surrounding south-side neighborhoods represent older Commerce City housing tied to the area's original industrial and transportation development. Buyers should pay close attention to age-specific systems, property condition, zoning adjacency and redevelopment activity.

Rose Hill and south Commerce City

Rose Hill and nearby south-side housing continue the older detached-home pattern, generally with smaller floor plans and more individualized property conditions than in the north. Comparable selection should remain close geographically and account for industrial or arterial-road influences.

Fronterra

Fronterra marks the transition into the newer northern city, with 2000s-era detached housing, attached garages and planned-suburban design. HOA or district costs and lot position become more important than the age-specific system issues of the south side.

Reunion

Reunion is a major master-planned community with multiple housing generations, extensive amenities and substantial HOA/metro-district structure. Different filings and builder phases can have different taxes, fees and comparable sets, so the community name alone is not enough.

Turnberry

Turnberry is another newer north-side planned community where resale homes can compete with newer construction nearby. Builder incentives, district taxes, HOA obligations and future phases should be considered alongside home condition.

Buffalo Run

Buffalo Run adds a golf-oriented submarket where course frontage, views and lot position can create premiums. Golf-positioned homes should be compared with similar lots, not merely with houses of the same size.

The Arsenal is a landscape and due-diligence factor

The Rocky Mountain Arsenal National Wildlife Refuge creates major open-space context and documented remediation history. The right approach is property-specific research using official sources, not broad assumptions about all nearby neighborhoods.

The central real-estate idea

Commerce City is unusual because the south and north sides function like separate housing markets. Historic south Commerce City grew around older transportation, industrial and postwar patterns. Northern Commerce City developed much later as master-planned suburbia spread toward the airport and E-470 corridor.

Derby, Adams City, Rose Hill and surrounding neighborhoods contain older detached housing, smaller floor plans, infill and industrial adjacency. Property condition and exact surrounding land use matter more here than in the newer north.

Northern Commerce City

Fronterra, Reunion, Turnberry and Buffalo Run are largely 2000s–2020s communities with larger houses, attached garages, parks and HOA/metro-district structures. Newer resale homes can compete with ongoing builder inventory.

Arsenal and development context

Rocky Mountain Arsenal National Wildlife Refuge is a major landscape feature and also carries documented environmental-remediation history. Buyers should use official mapping and current property-specific information rather than broad assumptions.

The practical takeaway

Do not use one Commerce City median as if the whole municipality were a single housing product. Separate south-side older housing from north-side master-planned housing, then compare taxes, districts, condition and builder competition.

Current market snapshot

June 2026: median sold price about $485,000; median listing $540,000; 636 active listings; 43 median days on market; $204 per square foot. Reunion's public median was about $504,000. The reported citywide year-over-year median change was -5.82%, which should not be described as a uniform home-value decline.

Denver Metro benchmark: August 2026

DMAR August 2026 Denver Metro benchmark: 13,080 active listings, 4,893 new listings, 3,332 pending sales and 3,068 closings. The median close price was $594,495, median time in the MLS was 27 days, months of inventory was 4.26 and the close-price-to-list-price ratio was 98.54%.

Detached homes had 8,645 active listings, a $649,500 median close price, 24 median days in the MLS and 3.58 months of inventory. Attached homes had 4,435 active listings, a $370,000 median close price, 45 median days and 6.77 months of inventory.
