Timnath is historically old but overwhelmingly new in housing terms. Old Town is tiny, while Timnath Ranch, WildWing, Serratoga, Trailside and Timnath Lakes account for the modern community and most current buyer choices.

Old Town contains Timnath's only substantial pre-modern housing. Timnath Ranch is a large multi-phase master-planned community. Timnath is a tiny historic town surrounded by a much larger modern master-planned market. Most buyer decisions happen among recent communities where district taxes, utilities and builder competition matter as much as the house itself.

Old Town Timnath

Old Town contains the community's only meaningful pre-modern housing, with older homes and a traditional small-town street pattern. Age-specific systems, lot configuration and redevelopment context separate it from the newer master-planned neighborhoods.

Timnath Ranch

Timnath Ranch is the town's largest established master-planned community, with multiple phases and a broad mix of newer detached housing. Metro-district obligations, HOA amenities, lot position and resale-versus-builder competition should be reviewed by filing.

WildWing

WildWing offers newer detached housing with open-space and reservoir relationships in some locations. View, water or open-space position, HOA structure and community age create a distinct comparable set.

Serratoga Falls and Kitchel Lake

Serratoga Falls/Kitchel Lake represents another newer planned environment with larger homes and a more premium suburban profile. Lot, views, district taxes and construction quality should be compared within similar product.

Trailside and south Timnath

Trailside and south Timnath connect more directly to Harmony Road and southeast Fort Collins, creating a commuter and employment-access profile different from the northern or eastern growth areas. Builder competition and district costs remain important.

Timnath Lakes and future growth

Timnath Lakes is a major remaining build-out area with detached and mixed housing potential. Current resale should be analyzed against future supply, district obligations and the timing of roads, commercial uses and amenities.

Timnath's rapid growth depends heavily on special districts and outside utility providers. Buyers should compare total annual taxes, HOA fees, water/electric provider and future development, not just list price.

Timnath began as an agricultural settlement and railroad village in the 1880s, incorporated in 1920 and remained extremely small for most of the next century. Modern growth changed that completely.

Housing environments

Old Town contains the historic core. Timnath Ranch, WildWing, Serratoga Falls/Kitchel Lake, Trailside and Timnath Lakes represent successive modern master-planned generations. Current and future housing increasingly includes both detached and attached products.

Growth

The population rose from only 625 in 2010 to 11,600 by the 2025 Census estimate. Additional development around Timnath Lakes, Timnath Shores, Ladera and the broader growth-management area means today's edge of town is not permanent.

Ownership structure

Metro districts finance infrastructure in many major communities. Water and electricity providers vary by exact address. Builder incentives remain important when comparing resale against active new construction.

Timnath buyers should compare total annual ownership cost, not only list price, and should research nearby vacant land, district taxes and utility provider before treating a property as interchangeable with another Timnath home.

June 2026: median sold price $675,000; median listing $725,000; 197 active listings; 57 median days on market; $216 per square foot. Timnath's total prices are higher than Fort Collins while price per square foot is lower, reflecting a generally larger/newer housing mix.

Timnath Reservoir is owned by the New Cache La Poudre Reservoir Company and remains an irrigation reservoir, so water levels fluctuate. The Town's new recreation center is approved and in design, not yet open.
