Most people would prefer to make a housing decision on their own timetable rather than because a repair, health issue or family emergency forces one. That makes aging-in-place planning useful even for homeowners who have no intention of moving today.

What would staying require?

Look at stairs, bathrooms, bedroom location, exterior maintenance, snow removal, yardwork, driveway access and the distance to family, medical care and everyday services. A home can be emotionally comfortable while becoming physically or financially harder to manage.

Price the improvements before assuming they are cheaper than moving

The best next home may be smaller, but the real objective is usually simpler living, better access, less maintenance or proximity to people and places that matter. A move that improves those things can be worthwhile even when it is not the absolute cheapest housing option.

A useful first step is simply to compare the likely sale value of the current home with realistic replacement options. That creates information without committing anyone to move.
