Why condos are back in the affordability conversation
Keeping Current Matters highlighted October 19 research suggesting starter condos can cost less than entry-level single-family homes nationally. That is a national observation, not a Denver-specific price comparison. For Colorado buyers facing elevated borrowing costs, attached housing may widen the search, especially in established neighborhoods where detached homes exceed a comfortable budget.
Colorado pricing context
The Colorado Association of REALTORS reported in its September 2026 market update that Denver metro closed sales fell 18.7% year over year and its median home price was $565,000, down 1.7%. That combined market median should not be represented as the median condo price. To compare condos and detached homes fairly, use the same neighborhood, current listings, property condition and comparable closed sales.
Eric Hyatt's analysis: compare the total monthly cost
A lower purchase price does not automatically create a lower total monthly payment. Condo HOA dues may cover shared maintenance, insurance and amenities, but they can also be substantial. Add principal and interest, property taxes, unit-owner insurance, HOA assessments and any special assessments. Review what the master policy covers, including deductibles and whether the association's insurance has changed.
Due diligence that matters before an offer
Request governing documents, current budget, reserve information, recent board minutes, litigation disclosures, insurance details, pending special assessments and any rental or pet restrictions. Financing eligibility can vary by project and loan program, so buyers should ask lenders early whether the specific building qualifies. A lender-approved loan prequalification does not automatically mean every condo project is financeable.
Buyers and sellers: the practical strategy
Buyers should compare an affordable condo against townhomes and smaller detached homes on an all-in monthly basis. Sellers of attached homes should anticipate questions about reserves, assessments, insurance and lending. Transparent documentation can reduce surprises after contract.
