An Englewood mailing address can reach well outside the incorporated city into much higher-priced jurisdictions. Before using taxes, services, schools or market statistics, confirm the actual municipality and neighborhood.

History and redevelopment

The city traces part of its origin to the 1858 Little Dry Creek gold discovery and later streetcar-era growth. Cinderella City opened in 1968, closed in 1997 and was replaced by CityCenter and light rail around 2000. That same CityCenter area is again entering a redevelopment cycle.

Housing environments

South Broadway and the historic core contain older detached housing and urban amenities. Arapahoe Acres is a distinctive mid-century modern neighborhood. The medical district is shaped by major healthcare employment. Other established neighborhoods provide ranches, postwar homes and infill.

Englewood requires a clean city-versus-mailing-address distinction. Within the city, older housing systems, infill, transit and medical-district demand matter more than generic ZIP-level statistics.

June 2026 city benchmark: median sold price about $585,000; 363 active listings; 38 median days on market; about $324 per square foot. Mailing ZIP medians varied dramatically, illustrating why ZIP codes are poor substitutes for municipal Englewood.

Denver Metro benchmark: August 2026

DMAR August 2026 Denver Metro benchmark: 13,080 active listings, 4,893 new listings, 3,332 pending sales and 3,068 closings. The median close price was $594,495, median time in the MLS was 27 days, months of inventory was 4.26 and the close-price-to-list-price ratio was 98.54%.

Detached homes had 8,645 active listings, a $649,500 median close price, 24 median days in the MLS and 3.58 months of inventory. Attached homes had 4,435 active listings, a $370,000 median close price, 45 median days and 6.77 months of inventory.
